Lee we see that in the last 10 years were HML started to market themselves as private lenders.is just a marketing play.the idea is the public for WHATEVER reason thinks a private lender is going to be far cheaper than a HML.when in fact this simply is not the caseor the public thinks a private lender won't be a strict in under writing as HMLbut basically ANY lender that is in the business to make loans at above bank rates is a HML.a private lender is your doctor your friend someone known to you and who DOES NOT ADVERTISE at all ever.maybe the most they do is find someone to do business with at a REIA.

Here you go:The sales contract or agreement, lease or option, or rental of real estate by an unlicensed owner of real estate who owns any interest in the real estate if the interest being sold, leased, or rented is identical to the owner's legal interest" If a person signs a sales agreement then he/she has a type of equity ownership according to blacks law dictionary it is a form of doctoring that allows or grants a person the intended purchaser the right to hold a part of the realty in which you have bargained as a position in equity same as a realtor when they bargain or establish the commission structure however possession by true simple fee interest must be met by state conveyance laws the possession stops you from taking possession until a true passing of clear title occurs.

However mad this women made me, she had a financial obligation (a lease) and I refused to break the lease because it is not easy to get new tenants this time of year.The tenant made several trips to doctors and had the doctors write letters to me declaring she should not be around mold.
