We can build the finished floor elevation 1 foot above said plain and according to the models it shouldn't get wet even in a 100 year flood event.The Floor to Area ratio requirement is 40% (This is specific to Travis County, Texas) or less which would mean the maximum house size we could build is 6500 * 40% = 2600 sqft.

But that does not include a basement or any aux. buildings.For me, we have to build elevated due to flooding concerns, all of my houses are at least 4ft off the ground (one was 7ft).

Also the builders would sometimes choose a funky color or somewhat ugly "elevation" on a house that wasn't pre-sold, and it would sit empty while the owner occupants chose other lots to build on, renters don't care as much as owners if their lot isn't the best or their front columns could have looked like their other neighbor.
