@Brian Loibl glad you came around so readily on the knowledgable advice, truth be told that is a big catalyst between success and failure, the ability to learn, adapt and grow. 

Learned to adapt to what the market offers (was looking for a 5 bed house) and not having a mortgage payment anymore helps when pandemics hit.

I have been working on adapting one of my own that includes clauses from the state specific Legal Zoom contract with Bigger Pockets but have put it aside as my current lease (Legal Zoom) has not caused any problems for me.

For my unmetered duplex, I use a system called "RUBS"  "Ratio Utility Billing System"..
