if you are landscaping out there def. no or few plants.... maybe plastic under rock to  keep water further away (sloped of course)

I would consider a higher rent for these tenants, at least $2000.00 a month along with a higher deposit.That's kinda like the restaurant telling you the French fries are cold so they gave you extra. 

There were some plastic planter boxes on the ground and an open bag of soil on a deck box, a bottle of insecticide in the grass where I fell and 2 partially empty water bottles thanks to kids.

I am in nothwest Dallas County and have almost 40 years of experience.It might be because of plastic that a lot of cities made builders do.  

Hang a plastic liner on the shower pole, that costs nothing and looks good/better then nothing,better pictures and talk about the viewCould you use a new vanity in the bathroom and could your mirror be better/  How about your counter top there?

There are bigger fish to fry than the minor bill, and for now the furnace is working.
