If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

We have electronic dropoff and special disposal for mattresses here.  

All platforms that provide for electronic payments of rent (ACH/eCheck) are going to have this same issue, it's no different then taking a personal check that bounces.

Same with cash and electronic money.  

I also require that all primary guests electronically sign my 5 page rental agreement. 

Decent price, app for landlord and tenant, ability for tenant to pay electronically, landlord website that syndicates your listing out to other sites like Zillow, being able to take pictures of receipts from app to file.
