The expenses of running an apartment property include vacancy loss, maintenance, repairs, management, accounting, legal, evictions, depreciation, landscaping, make ready, utilities in common areas, extermination, insurance, property taxes, building code violation fines, permits, usage fees, security, management, leasing fees, etc.

My 5 unit in Bucktown has a gas bill of $95/month on the budget plan which covers hot water for all 5 units and the building laundry as well as for radiator heat in basement studio apartment and the common areas.

@Scott Kim FHA and VA are not as common in the Bay Area in general, but you do see them if the price point works in the East Bay and South Bay.

Especially if you have mature trees on the property, you'd want to inspect lines that were that age if you were keeping the property.If sewer line problems were a common occurrence in the neighborhood and having had them checked could be used as a selling feature, great.In other words, no, don't do it.

Thankfully some other deal will hopefully make up for that but I can't tell you how many deals have collapsed at the 11th hour through no fault of my own over the years and for me to get a fat $0 in earnings.
