If the attorney says no to a BFD and then doing a lease-option to your tenant, that attorney can see far down the road to the blast area, they can judge your competence quickly and if you're not up to the battles that may come, they will or should keep you off the battle field!

I hear ya on Inner city Charleston though the main issue there is so many buggered up title issues you can spend all the money on marketing get what you think is a screaming deal and the title is so fouled up it will cost 5 to 10k to clear up and take years.

They have to be emptied regularly and should be lined with plastic bags or else spilled sodas, gunky stuff etc will make them smell.

Anybody with a good pair of gloves and a really limited sense of smell maybe. :-)I don't think you'd be required to get any special chemical hazard company to deal with that though.

I have a duplex in Stockton CA and just rented to a young lady who complained of the smell of gas.
