Refi out to a long term fixed loan, repeat.....obviously, the devil is in the details, but you know have the skeleton, and many people on here thrive off this formula, and generate 3-500 a month positive cash flow per month as a result.

So if rent is 50,000 a year you want annual sales of at least 500,000.If there rent ratio is 12,15,17 percent they are barely surviving instead of thriving as a business if it's food.
