Other than that loose definition like kind can mean anything - agricultural land for commercial, single family for multifamily, raw land for residential, etc etc.What your are talking about when you mention selling one and buying more than one is commonly called a diversification exchange.

You bay raw materials and turn them into a more valuable product and sell it at a (hopefully) higher price than the cost of all your inputs.You're right that rental properties have a couple of associated businesses, property management and maintenance.

That ranges from mobile home courts, raw land, new home speculation,apartments, sf homes....heck, I'll buy anything if my gut tells me I can resell for a profit....I'm heading to Florida next week to see what all the hubbub is down there....I'd hate to miss out on the opportunities that I've heard about down there without at least checking it out for myself....plus I'd like to become a snow bird some day soon......
