Which is better than the overly optimistic pro forma numbers people usually throw out.

Call me hard-headed or just plain ol' optimistic but I feel like one of my strategies could get me started sooner than later.

I would want to be conservative with my numbers and not optimistic.

However, after fighting with banks/lenders to close loans (before properties lose more value), buyers falling through at the last minute, banks deciding to hoard reo props...our family only seems to think FHA loans close...our family members are NOT optimistic.
