He was told that the landlord would be coming over and bringing potential renters.Depending on where the property is, the tenant is looking at anything from a cop telling him to knock it off, up to prison time and registering on the sex offenders list for life.

if your mortgage broker lays out a plan that he or she can agree with.. then your probably OK I am not any kind of expert on owner occ loans.. but I do know of a few RMLOs in OREGON that ended up in Sheridan for these acts.. ( Sheridan is state prison)

I’d also add that if tenant is a mental ward or prison they agree to vacate the property Add they will agree to always maintain all utilities in the rental Add in that you will post quit or pay after 5 days and eviction will post at 15 days or whatever your laws are

It's also hard to know if contractors are being honest or fluffing the numbers etc...If the rehab number came from a reliable source then it carries more weight, but if it's just a guess by a wholesaler or someone with no experience it's probably going to be too low.Bad wholesalers are notorious for lowballing rehab numbers and over estimating ARV...
