Fridge?

They argue it is to keep temants from making frivolous maintenance requests but then they apply it towards a fridge compressor that breaks.  

Currently we are thinking to install a fridge and microwave and then we would build a community room with full kitchen in the former lobby for those tenants to use.

They took the toilet out and manage to get a fridge magnet out but unable to clear the toilet.

They look nice now, but I fear replacing one of the fridges, or granite countertops.Our family is outgrowing the 2BR duplex, with two kids.

Maybe include a free upgrade for re-signing...i.e. new fridge, $200 credit for flowers to plant around house, security system...whatever is important to them.

So factor in a replacement/repair fridge, washer, dryer, HDTV, hot water tank, etc. every 5 years.  

So be careful and be sure to check that your tenants are still there at the end of the year because if they turn off the power and vacate the property you can end up with mold in the building and in the fridge and squatters/vandalism, etc.

for example you buy new stove, fridge etc …I guess you should be able to dunk them into the cost bucket as opposed to capitalize.

You could certainly pay more than 20k for materials if you go high end: stainless appliances, copper pipes, overpriced cabinets with granite counters, etc.I will typically pick up a fridge and stove for under $100, use cpvc or pex, get 6 feet of stock cabinets and laminate counters and then get laminate floors when they go in sale for 0.29/sqft.
