It would take me a day to cut the counter pieces and sink holes, a day to stain and poly and another day to install (pieces in place and get the sink and faucet placed)... the product held up well and still looks good, but you can’t have an under mount sink and it just turned into a time thing.

I only cheated on the lower 1/2 bath with a code compliant AAV.We did all the work ourselves so labor was just the fun of doing it.Cost of materials: Main Bath about $2k, 1/2 baths about $225 each from my spreadsheet.We got most of the materials on sale at Lowes: Good quality fiberglass Bath tub $125 (small chip hidden by tile) the toilets $35/each (both non-stock returns), double vanity $175  (side against wall damaged).All the shower stall & floor porcelain tile 75cents/sq ft from auction, Pex, PVC & fittings $185, all elect $100, 1/2 bath vanities $35 each (slight side damage hidden) Lighting $75, all mirrors $100, shower diverter/faucets $275, exhaust fans $30 each on sale.

Let them know you want all rental related communications in writing, otherwise they will knock on your door and tell you about the leaking faucet at 9:30 p.m. there is nothing wrong with being friendly with your neighbors, but the tenant landlord relationship should remains more formal.

Everything looks sound structurally (just cosmetic problems)... and you avoid the dreaded domino effect (if you get new cabinets, then may as well go new counter, so may as well go new sink, faucet,  add a backsplash and now you need new bling appliances so the old ones don't look out of place... and heck maybe... you get the idea)...Then I would hit the old pause button before I did the appliances IF they are  functioning well (frig is quiet and undamaged inside).

So if they renew a lease I will throw in a carpet cleaning or a new faucet or something like that to just upkeep the apartment.

Such as, change the batteries in the smoke detectors, thermostat and garage door opener, and also things as check the operation of faucets to make sure they turn off all the way easily and run a load of laundry if my unit includes the washer and dryer.The idea of putting who is responsible for exactly what maintenance in the lease seems like a really good one.Finally, going over all of the lease during the initial walk-through and making sure they know how to get the utilities transferred to their name, etc.
