I know some zoning codes don't make a distinction between the two which is a bit unfortunate.

When you start mixing and matching your personal name and the LLC then there is no longer any distinct separation and a court will treat them as the same entity which means if sued they can come after everything.

Just by making the distinction, tenants will be more mindful of usage, but you have to couple that with screening them well to make sure you get someone who's courteous enough to not abuse what they're given.

It makes no distinction between real estate, medical, or UCC contract.I went one step further and provided you a Bankruptcy case in my jurisdiction which clearly states that, "For residential contracts, the contract terms control".
