yes U are.. your only really looking at this from your point of view... the RISK 95% is on sellers in these deals especially any sale that keeps their name and credit tied to the existing mortgage....buyer defaults.. payment is not made  Sellers credit gets trashed.. that is the huge risk to seller.. along with lose of equity and control over the property to get control back cost them a ton of money and time and drama.. good for buyer bad for seller... in most instances because buyers wanting to do this scheme usually are not mature cashed up companies and are looking to do it because they cant do it any other way..
