My observations are that it takes a certain critical mass of experience to be good, but beyond that personal qualities (motivation/attitude, capacity and hunger to learn, honesty w/ yourself, etc) are a far better indicator of whether a person will be successful than experience.

Especially reading the posts here. about 5 years ago, this wouldn't have been an issue but since I got married and have two small children, my attitude and tolerance as well as my 'thinking before acting' has changed.

My "attitude" comes from the fact that our entire investing universe opened up when we got licensed, and it just sort of feels like it's the only way to be successful.I apologize if I'm coming off as overly dogmatic about that...you are quite correct that there are lots of ways to be successful, and a license won't make the difference for everyone

You should be, at minimum, familiar with municipal zoning laws, gossip about the town or area's attitude to STR's, and insurance and legal issues regarding operations and mortgage clauses.
