@Mark Gallagher  real estate at this level is ALL about sales and marketing.. you can outsource the direct mail and all of that.. but then as my dad always said  RE is belly to Belly.. you have got to be able to close.. and many simply can't its not in their skill set

For fulfillment you can do it yourself to save money if you're broke, but ultimately if you want better response rates and focusing your time on value-add, then you'll want to outsource fulfillment to a shop that has economies of scale and can offer you great rates (see attached).

It will be really tough to manage the properties yourself working and commuting all those hours so you'll likely want to outsource your property management.  

I plan on outsourcing the property management which I have been factoring in to my expenses.

If you're doing it yourself, and looking to outsource, why not hire someone you trust to do that specific job?

While I have family in the area, I'd like likely outsource the management aspect.

I'm not handy and so, although, I self manage, all maintenance is outsourced. 

I outsourced a lot of the coding work to a fellow I met on Elance that is in India and it worked our perfectly.
