Of course I do not own the crystal ball that tells me with certainty what the appreciation will be, but I have confidence long term the appreciation will be higher than CPI.  

My crystal ball is telling me short term term boost followed by a longer period of moderate growth. 

In my crystal ball with interest rates continuing to go up, this will have an impact on cap rates, valuations, risks and a bunch of metrics I follow.The question you need to answer for your business model is if you can't flip, how are you going to the get the HML out.

No one has a crystal ball, but most investors prefer their (potential) bad news to come when they are analyzing a deal not after they are stuck in one.Using a project manager has the potential to attract better subcontractors.

But the Bay Area no longer provided the cash flow I was looking for - appreciation, maybe.I've lived here through three recessions - I do not have a crystal ball to know when the next downturn will come; and it will come (If anyone in this thread pushing for RE investing in California today knows when that will happen, please PM me.
