3:no more chasing after rent from idiots or paying ridiculous property taxes or water bills I don't think I have ever had one personally threaten me.. but I have had them commit suicide 357 to the noggin thankfully in the back yard.and 3 more swallow more pills than they should. the pills were women and they all survived.. the 357 that was a man.. sad case.. he did when the sheriff was at the door.. my secretary who was there was a mess.. not that she witnessed it but cop told her to go wait in the car.. she could tell it was serious.

Maybe that tenant has two witnesses, and all you've got is a non-notarized estoppel cert that it turns out is forged.

Add in all the nuances with county recording offices as far as witnesses and notaries can vary, and just because you have a signed DIL, doesn't make it official until you get it recorded.
