My profession is plant operations and supervision (Homer Simpson-ish).

When the person does get locked up, and you then have to go through the full eviction process, do a supervised cleanout of the property and so forth, this is going to result in a significant loss of revenue plus expenses.

I work for a German company that manufactures equipment and consumables for hospitals, research facilities, labs, etc.

Then you ignore it forever and hope that the PM company doesn't scam you, your tenant doesn't create a meth lab, the government doesn't indemnify it, on and on and on.  

We should be able to start putting another 10% away and get our expenses down to 50% of our income.I had a long conversation with two of the people that I supervise a couple of days ago.

Both parents were/are very entrepreneurial, exhibiting a strong, self-sacrificing work ethic: owned restaurants in SF & a dental lab in SF then moved Palo Alto. 

She continued to tweet for an hour, then I magically received a phone call from an airbnb Supervising Case Manager.

It's not a vacation client - it's a corporate client supporting scientific research labs, so I think I'm secure.
