You probably have to give them $ and a POD to get out.You need to be preapproved for a new loan and existing lender will want to see it in writing.

The second will have the attorney bid and then cancel if no bidders etc.Also you get short sales stopping foreclosure at the last second, a loan mod agreement, a wrongful foreclosure that must be redone, or they file BK etc. at the last second to stop it ( usually a 13 is cheapest to file ).There is usually only about 10% of the properties at auction worth bidding on and some of them do not make it to sales and are cancelled.

I've worked the last 4 years on the loan mod and short sale side of a big national bank.

Morris was not going to come to him.if people can't see through this smoke and mirrors then frankly they deserve to get burned like this.. this is not rocket science so much is out there to do help with due diligence.. why people think that a guy just because he has a big pod cast is some expert.. its that whole rich dad BS  people for some reason think all I have to do is buy rentals and I will be financially free.. not knowing that this is a business and it takes time effort to do right and there is significant risk if done wrong or get hooked up with guys that were flat greedy...

@Peter Crisp I am glad my thread led you to biggerpockets. its a great site. the pod casts are great.. so good.. anywaythis project is a definite long term hold for me.
