I totally agree with everything you said, I would only add that there are 3 associations that regulate the market and offer training for real estate agents: AMPI (Asociación Mexicana de Profesionistas Inmobiliarios) this is the only one that adds you as a member of the NAR GLOBAL TEAM, AMII (Asociación Mexicana de la Industria Inmobiliaria) and CANACO (La Cámara de Comercio, Servicios y Turismo) It's important to note that NOT all active brokers in Quintana Roo have a license so if anyone is investing make sure your agent has one, and its a member in one of this associations.

Hi guys, I'm a long-term buy+hold investor in Florida and was wondering how others in the forum are thinking about their long-term investments in the Fort Lauderdale / Miami area in light of water-levels rising globally ? 

I know that it is a very big deal, however, after these new regulations after the global recession.

It would have taken an equal amount to recoup in time and legal fees so, sadly I moved on and went into development in construction at a time when the emphasis was not on having a degree, I came through the ranks and went far with talent.

I've been living in San Marcos for over 12 years now and have been an agent in the central Texas area for coming on 5 years now with an emphasis in investment property. 

But from headlines I'm seeing about US and global economies, there may be better buying opportunities if you wait a bit.
