Sometimes they would disable the electrical panel as well.I distinctly remember one of my colleagues who did it just because the rent check bounced & he retired a very wealthy man with a lot of 'doors'.

Any good landlord or property manager not only 1) understands the clear distinction between a "notice to pay/cure" and an "eviction", but also 2) understands that using a notice is a critical tool to help maintain successful tenancies.

It makes no distinction between real estate, medical, or UCC contract.I went one step further and provided you a Bankruptcy case in my jurisdiction which clearly states that, "For residential contracts, the contract terms control".

I got the distinct impression from the agent that it was the bank holding  things up (including the price,) as much earlier in the process they'd had an offer accepted by the bank, but because they dragged it out so long, the offer maker withdrew.

@Felipe Ocampo ,To answer your question, I would like to make a distinction between contract (lease agreement), and application.The purpose of signing a contract (lease agreement) is to hold that person liable if things go sour between you and the tenant.

Just by making the distinction, tenants will be more mindful of usage, but you have to couple that with screening them well to make sure you get someone who's courteous enough to not abuse what they're given.
