Chris Mason Intro and thoughts on 50% rule with Prop 13 in CA

I get it, I like it.Except that we have one significant expense in CA that cannot go up beyond a certain low amount each year without a full blown amendment to our state constitution: property taxes, thanks to Prop 13.In California, how do folks account for the fact that one large fixed expense is virtually guaranteed NOT to go up as fast as rents go up when applying the 50% rule?

Before I can tell the difference between a deal and a hole in the ground I need to learn more about how to get to know the local market, how to find information about a property, how to calculate the numbers I'd need to evaluate, what my criteria are for what constitutes a "deal," and a host of other things.I would love to know more about any meetups occurring around Austin.

Each plumber is about 50 to 80 bucks to come out and just look. 3rd plumber was contacted after the first 2 came.1st plumber says there is no leak anywhere much less one that would constitute that high bill and that i should cal the water company back.

If they left that section blank, that can be construed as them being aware of a problem and not disclosing it, but since you already closed on the property, that constitutes you accepting the property in that condition and accepting their omission of that information.What does your inspection report say about the swamp cooler?
