If you buy a $20k house in the midwest and if your house burns now, I wonder how much you can sell the land for...In the south, outside of the big and second tier metro areas, assuming a person is willing to rebuild on the lot the land is worth the sum of: cost of well and septic and site improvements (driveway, foundation, etc.) plus the value of 'change of use' minus the cost of 'recovery' (demolition and cleanup.)

Tax on unused insurance settlement

My decision is going to be to reduce the tax basis in each property by the amount of the settlement recovery which will then be reflected in the gain or loss on disposition (i.e., greater gain on sale due to a lower tax basis) if/when I sell each property.

Mark, I have had very high profile renters over the years, everyone from athletes to rappers and equally low profile renters, I think it is irrelevant tattoos or no tattoos visible or not visible, all that matters is that the individual being reviewed is being equally presented the opportunity to qualify based on your common requirements outlining the financial likelihood of a successful occupancy, it is irrelevant how or who or what the tenant looks like, the only thing that matters is that it is a successful transaction from start to finish, concentrate on the financials not the esthetics of the individual :) Happy Investing!

Final letter sent to tenant in Nov 2017 certified mail, returned as undeliverable.I've looked for collections help online and there seems to be one major company Rent Recovery Service with a Glendale, CA address.
