Definitely here you about the market being overheated, Seattle is a tough, tough market if you are a buy-hold investor and don't have the ability to develop.However, I will hold to the belief that Tacoma continues to offer opportunities for cashflow properties, so long as you are able to negotiate a chunk off the list price.

We just finished buying our 5th house (the movers were here yesterday) .

Urban Renewal has done a ton for the downtown area and the developer from Tacoma is going to make waves with his Blue Heron Paper Mill redevelopment.

No one is living in the property, if it goes under contract, no one is packing the bags, calling furniture movers, setting up storage arrangements, they aren't out with another agent looking for a place to rent, taking off from work,  they probably won't put a contract on another house, with a down payment and earnest money subject to the closing on their empty house.

 Transport can be prohibitive, I'm not sure if you would find a mover that will do this long of a move and be aware, when moving homes from one area there can be issues with climate ... ex ( wind zone ratings in hurricane prone areas, snow load for the roof ) .  

Apple and Google are just the first movers, I expect a ton of other companies will follow suit.
