I been advised to create a Real estate privacy trusts per property I have that will be hold by my LLC anyone know this process and can share pros and cons 

@Annalisa MinettoRealtor here that works in the Joshua Tree STR market here.Just like any other area, there are nuances to the JT market that people with zero experience in this specific market will not understand.If you're looking at properties in residential neighborhoods with neighbors directly behind you and on both sides because that is what you can afford, then it's probably best to stop looking because yes, you are going to struggle.If you can afford a property on acreage with good separation from neighbors that can provide the sense of privacy that most guests are looking for and can furnish the property with good quality and well curated furnishings in one of the better neighborhoods, you will do better.That said, it's no longer a secret that JT is an STR market so if you're looking for 20%+ CoC, that is harder to find these days but you can still get a decent return.

@Jeff L.You would put the properties into a "land trust" for privacy protection. 

Personally I'd go with a house for a little more privacy, but there's really no right or wrong answer.

Anyway, I was thinking another option would be to cover that window with privacy film and forget it.

Thanks.Roommates can influence your privacy so usuallyppeople buy duplex, triplex and live in one of the separate unit that detached by a wall so you don't have privacy issues.  

They hung some sheets to create privacy and put an inflatable bed in there, or slept on a sleeping bad or the sofa.So I started making the dining rooms into makeshift bedrooms.My tenants are probably nothing like what yours are going to be.

I charge what a motel would charge, but they get a kitchen, washer & dryer, smart tv, and privacy in their own bedroom. 

Single-family homes can offer more privacy and space.
