@Jacob Marble if you go directly to the wholesaling forum there is a "sticky" post that stays at the top that talks about how to find buyers.

I wanted to formally introduce myself as Marc Rice to the community here. 

Definitely want to invest in discounted notes for the higher effective yields.So, it occurred to me that this sub forum doesn't have any stickies.

Hey Brandon,I've done quite a bit of legwork putting together syndications, and it gets sticky sometimes but if you get legal done way ahead of time, you will have a much easier time.Here's a little slideshow (linked) I put together looking at typical structure, expectations and returns for everyone involved, etc.

Hey @Christine Cho totally makes sense and that’s where it got a little sticky for me.

The sticky wicket Sam accurately refers to is that after day 45 your list cannot be changed and only properties on that list may be used to satisfy your exchange. 

The bank has agreed to sell the property short but sometimes with multiple liens it can get real sticky.

I don't like sticky situations .

There was a post within the last month or two by another person wanting to wholesale foreclosure auction property without cash, so you might consider a search for that thread.As to finding buyers, just read the sticky threads at the top of the wholesaling forum.
