You MUST disclose you are a licenssee in any transaction regardless if you are seeking a listing or even if you are purchasing property for yourself.  

Tell your PM to raise the rents to market and fill both units asap with any applicants having a pulse and sell.I would seek out a good local real estate agent that knows the area and the value and get it listed and sold.

We are of course a bit green, but we will be actively seeking out knowledge here on BiggerPockets and ramping up as quickly as possible.

They obviously dont have enough equity to get out and are seeking the agents to take a hit on their commissions (and want me to bring more cash)...
