We also have a broad spectrum of state and local laws pertaining to long term rentals, short term regulations, rent control, tenant rights, eviction process and procedure, and business licensing throughout the area, ranging from extremely pro-tenant and anti-STR in a place like Baltimore to much more pro-landlord and deregulated markets in the further West Virginia suburbs. 

All of these have different premiums, pertaining to the amount of participation you choose to expose yourself to.

My main question pertains to financing; would you recommend utilizing hard money or my credit union for financing?

My question pertains to the the borough's requirement for the landlord to be a resident of the borough OR have a "designated responsible agent" that resides in the  borough. 

I think this is where economy of scale comes into play a little bit, but that really pertains to some of the major CAPEX items like roofing, etc.

By appearances it does not pertain to landlords that buy units that have been foreclosed on, but the fact that a rent-control lease is an option, and most leases go with the building when it is sold will make things interesting.
