A thought I have been toying with...I have a friend who is a "money person"....She and I have discussed starting an REIT... the members "purchase" shares in the trust, the pooled money is used to buy real estate... it can be commercial and generate rents that are distributed. or residential and used to flip properties and split the profits.

Laser Focused Daily Activity, that's the magic ingredient.

It’s a struggle at times and a fight to be victorious but you must have laser sharp focus and keep plugging away .

That said, most major carriers offer them at very good prices, however you must have specific underlying limits on your auto / home / rentals / toys / home based businesses / & certain professional designations i.e.
