There are waiting lists in my area.I’m considering experimenting with a smaller budget remodel… and not putting in a full kitchen… just a kitchen with fridge and microwave.  

The proximity of the stove to the fridge is a bummer but usable.

It was your pretty standard flip, but there were 4 things that we made mistakes on that ended up costing us: (a) Comps didn’t support our ARV (1 comp did, but that was it), (b) contractor forgot to leave room for a fridge on the one wall – yikes, (3) garage door was too short to fit anything inside besides a car (Sorry, no Soccer Mom’s) and (4) we didn’t fix the terrible popcorn ceilings in front room and it was a huge eyesore as soon as you walked in.

In looking at the kitchen, though, I'm not sure where the stove and fridge would go.

It certainly saved me money when I’ve needed a new fridge, dishwasher repair, furnace repair, etc.

A roof/fridge/foundation on a 2000 sqft house costs approximately the same anywhere in the country, and the work involved with poorer renters tends to be more involved, so if you're not getting MUCH higher margins than you would in other parts of your city, don't bother.

If the place is bad, usually full of old tenants things, food in fridge, etc. doesn't show well.

I was kind of surprised when I realized I wouldn't have to provide a fridge, but that's the way we do it down here.I got a good piece of advice from David Krulac on the forums that I'll pass on to you.

You want to know how much a water heater cost, new flooring, a new fridge, stove, toilet, vanities, cabinets, doors ect.
