It appears that the Zillow service is free to the landlord and they make their money on non ach transactions with the tenant (credit/debit cards).  

If the neighbor has any potential violations of his own, give him a taste of his own medicine.  

I recommend you do the same unless you want to encourage this tenant that it is okay to make their problems into your problems.For the future, consider requiring ACH/auto-debit/Zelle or some other form of automated/electronic payment so "I couldn't get to the bank" is no longer a factor.

I use ACH to get my rent and have only had ONE late in over 9 years.Today I am 'semi-retired' and still don't have much to do with my properties.

Cozy is free to landlords (though there are some upgrade options), and free to tenants as long as they pay via bank ACH.

Next time, also get estoppels with the seller and tenant signatures so you're all on the same page about when rents are due, how much they are, and how much security deposits are owed.Take it as bitter medicine.  

Another option is have them get a NetSpend card or a similar prepaid debit card that allows ACH debits and they can use that with a payment service, such as PayPal or a rent payment service.
