However, from purely a gut feeling, I agree with @Martin Z. that I'd rather split the inheritance of 4 properties into 2 for you and 2 for your sister.

I want to learn the whole process from A-Z. 

example, (If X is < Y and Z > (ab), etc... then possibly advantageous, otherwise probably not.)That might help people to make a go no/go on bothering to consider this option.
