As you mentioned the possibilities are endless, however your job as an investor is to determine the best option (something I personally still struggle with so don't take this as a silver bullet answer). 

Eagle Mountain (city centers) I think is going to be a nice hot spot in the next few years.

I wasn't looking for a silver bullet on how to fix, just wanted to vent to like minded peeps.

I'm in contract on a SFH and would like to use cash from the sale of inherited personal property and the sale of some of my own property (gold and silver and other collectibles). 

Hey Peter, I live in Avon and I have 7 rental properties in Avon and eagle vail.

I come from a family that made some good money in RE buying properties with cash during the depression - A great uncle bought silver before the depression crash (when it was undervalued), sold it when silver skyrocketed, used the cash to buy tax deeds (WA State), and that's how my family got started in RE.

As for Utah rentals I'm actively polling the odgen/layton areas and even considering purchasing some land south of Eagle mountain 8 mins away from the active construciton of new homes in that area.  

@Justin Eaton - Sorry, but I seem to be the dark cloud on the silver linings. 

My wife does Micro-Lending, this is NOT "gator" lending as in lending a person earnest funds, which by many finance industry "legal eagles" say is tantamount to facilitating MORTGAGE FRAUD.
