Most of the people in this business are really decent people but there are a few sharks that would love to deal with an out of town investor- so please move slow until you are able to establish a team of honest and competent people.

I'd charge ~$1000 a slot for Jan-May (8-10 people), then short term the rest of the time.I wouldn't self manage, so I get the point on unique, well designed, charming places being a priority.
