With a contract for deed the title would remain in the seller's name until some date in the future, and the due on sale clause would not be implicated.I'm reviving this post because I've just read several "creative finance" people brag that they do a "lot" (whatever that may mean) of Subject Tos and sell on Wraps.

Perhaps I've just been lucky, but in my experience if structured correctly there's minimal risk with a subject-to transaction to the buyer (and each of the items you point out can be mitigated with the proper documentation and title insurance).The key to staying out of trouble is fairly simple with a subject-to...keep making the monthly payment.

Yes on how to approach.It looks like she never had a credit card she always relied on her husband and she recently found a job and she's been working since 2021 so John history is also not so much she does not have a cosigner who can sign up along with her and has a credit score of 650 looks like all red flags to me
