I always try to be right at comparable market rent, but also try to go with slightly nicer (but still affordable and durable) finishes than my competition to provide a little extra value, which translates into less turnover.

I currently have a Seller and his Tenant (Property Owner & Gas Station Business Owner) accept my Letter of Intent and I literally only gave them $25 each ($50 total) as my option period fee to do my Due Diligence for 30 BUSINESS DAYS (which translates to about 6 Business Weeks).

We'd pay cash because that's what Chinese do (we paid for our house here in cash) and it would be hard to get a loan since we don't make much when compared to American jobs of the same kind, nor do we want to deal with that extra paperwork of translating our work documents, etc.My sister loves a good fixer upper and is willing to help us with repairs/landlord stuff.
