You can accept emails with listings from all of them, so long as once you sign an exclusive representation agreement, you stick to making offers and taking future showings with just that one agent (or someone with the same broker).

Now here is a secret; find your trades online, or through referrals, and email them your scope, budget, pictures, and ask "can you do this" instead of spending days on the job site meeting (trying to meet) trades to bid your job.

I have sent the tenant multiple emails three and four days before this inspection is to take place to notify him of the contractor coming but the tenant is not responding to the emails.
