Our last BRRRR, the initial cash flow projection and the actual after BRRRR cash flow, using my hopefully conservative expense estimates, was almost exactly the same (on that particular property cash flow neutral before and initially after the refi - now it is cash flowing ~$600/month using my hopefully conservative expense estiamates).
