I don't know about the city registry but many have them, here you need a business license, might check that and they may want personal property taxes on business property, fridge, free standing stove, other amenities not attached.

I would not install a fridge with an icemaker in most rentals given that this is sometimes an expensive fix.

The fridge was filled with roaches, there was dirt and rice all over the floor, it was really, really bad. 2 of us spent 2 full days cleaning.

You wouldn't have any recourse if she kept your new fridge and replaced it with a failing mini-fridge on the basis that the old one broke and the 'new' one was all she needed or could afford.
