If they already have bad credit a threat of eviction really isn't going to motivate them any sooner to leave.If they are worried about the new place not having enough storage cover their U-Haul truck costs and 4 months of a storage unit or something.The key is as a landlord you have to be a problem solver.No legal advice.

You're blind folded with your hands cuffed behind you in a rattle snake den.I can tell you that anyone who sells under the threat of FC is not a happy camper 30 days later, there is resentment, they wonder if they got taken, their credit is already dinged, usually they are moving to a less desirable home and some want revenge even if it was all their fault.

Also, while there is the threat of a 1 time assessment (the association charging its residents a 1 time fee that will generally cover a large project) there is also the inevitable increase of HOA dues every couple of years.

My tenants called the police on them once for banging on their door and making threats and mentioning they have a firearm because of a very minor leak, and then they lied to the HOA that they called the police themselves.I don't know what my options are, as this is my first rental property.Should my tenants decide to bail and stop paying rent, would I be able to pursue them to maintain their obligations to our rental agreement?
