A week later I had issues with my bank and needed to get the ACH form again, so I reached out to the same lady I spoke with on June 1st, who told me to call her.

Unless you are going into law, medicine, or a handful of other industries, formal education is highly overrated.

A big part was us also having a more aggressive servicer set up ACH, Debit card, or automatic drafts with the borrowers to keep them paying.  

The guru's in most cases tell of the successes and forget the about the challenges that caused heart aches.

I have 6 units and it works great for me to track the expenses, get ACH rent deposits from tenants and general accounting.

The fall out from abruptly turning off the erent accounts forcing tenants to write checks, ACH, paypal, bill pay has been chaos for both the tenants and our attempting to track rent rolls with many different paths rent is now coming in for Nov...I take applications and do credit check / screening via service I won't name (the owner is in the same REIA as I'm in and am glad to support their company) and they are working on integrating a 3rd party $$ xfer processor.   

There's plenty of ways a landlord can ACH debit checking or savings accounts easily these days.

We have implemented credit and debit cards so tenants can pay with ACH (bank accounts) and credit/debit cards.

New tenants are told up front that I have no tolerance to tenants paying late, I specifically state that I expect to be paid on time ahead of all other personal commitments including bills, medicine and food.

Tenants who are set up right from the start typically remain that way through out their lease and cause you fewer head aches.
