When you get into the 6 bed+ you start to attract the business executive crowd, life-event crowds, sports teams, etc. 

Many hospitals, 2 big STR locations in Northern Ky (Creation Museum and Ark Encounter), sports teams, big colleges, etc. 

The area is always expanding the business district as well as downtown, from Access to low cost regional talent, competitive real estate cost, strong work ethics and excellent facilities for sports, shopping, leisure and healthcare.

@Matt HubertI’m a bit bias but I like Tampa because we have 3 pro sports teams, big concerts and festivals, gulf beaches, spring break/spring training, and two downtowns (Tampa and Saint Pete) so there is a lot of draw to the area besides one thing.

Also there's a community college, and a private college within walking distance (graduations, sporting events, and another ministry school that draws people to conferences from around the world)The past few years we've leased the house out for $3400 per month plus they do all maintenance (we live in southern California and house is in Redding, CA)I was thinking for a group vacation rental our property might work.
