That said, you should never take legal advice from strangers on the internet. :)So spend the money and have your attorney to make sure everything is done in compliance with the current rules and you can move on from this tenant. 

I'm not too keen on mixing money and blood though, I'd rather have a stranger do the work.....it's much easier to work with deals that are biz only and no family drama.

I think this will make it an easier learning curve compared to dealing with the unknowns of strangers as tenants since I cannot vet tenants in person or personally oversee the property since I am out of state. 

If you're like me it would take you forever to actually pick up the phone and have this semi accuward conversations with strangers.

That's an enormous amount of trust to put in a stranger. 

Don't buy your first few properties based on the advice you get from a stranger on the internet or some turnkey provider that is promising you cash flow from day one.

Aloha,$39 is a considerable amount of money to many people that are trying to rent a shared home full of strangers.

I recommend renting to friends and or family if you intend on renting by room and certainly not strangers.
