I got a 6 place pine set that needed a quick coat of Minwax Poly stain.

The deciding factor for guests will more likely be location and amenities over paint or stain.

The striping is interesting to me in the staining- could that be stuff leaking down the front off a specific point?  

My contractor sent me the picture attached below today (1st layer of stain). 

I’ve sold a lot of property that was bought on conventional loans with bad flooring, like old carpet with stains etc, with no problems.  

Another tenant used so much spot cleaner, dishwashing liquid and who knows what else to clean carpet stains that when the turn over happened our professional carpet cleaners equipment pulled up bubbles and bubbles and bubbles!

Much cheaper, will look nice, and it is quick.Kicthen - go new cabinets - wood stain, granite countertops and SS appliances.Bathrooms, upgrade vanities, replace old toilets, add mirrors, and nice looking plumbing and light fixtures.

I'd tell them if there's visible dirt/stains on the carpet they'll be paying for it to be cleaned. 

Damage to premises by a pet include, but are not limited to, scratches, odor, staining, warping or other damage to floor or walls from urine, spilled food/water, or other causes.

It's porous so it can stain easily and trap bacteria and has to be resealed every year or two.
