I state the due date for each month in the contract so there's no misunderstanding.You may want to think about cleaning services during their stay (include or provide contact if they want to hire your staff, etc...)Linens get soiled over long stays...I state the replacement costs and offer the option to not include.

Here's the disconnect I think.....Asking a guest to do the following: 1) leave your place relatively neat, 2) Don't leave dirty dishes with food on them, 3) take the trash out to the trashcan outside the back door, 4) throw the soiled linens on the bath floor.....Can hardly be called 'cleaning'........

If polished concrete was done, that part would already be covered with the Ram Board, as they would have come immediately after that job was done and put it down.When we pull up the Ram Board, there is some light dust underneath, but nothing excessive.

They won't do all the sealing up... but will bait and trap them and come back and remove them if you don't want to deal with that part.The one challenge I had that was tougher was a wood framed house with a crawl space underneath.
