Cost of tearing down existing house for New Construction

Ive heard the cost of demo is roughly the same as the cost of impact fees and new utilities on raw land...so it's a wash.The best scenario is a lot where a previous structure was already torn down...but land in general is getting harder and harder to find.I actually know of a small tract with about 8 large lots that could be picked up in the $500k range...in the Tyrone area, but outside city limits.

Now if that house had an amazing view, backyard etc. that made it stand out that is different but I am doing an apples to apples comparison.The 185,000 house the buyers would want to get for 170,000 because when they go through all that headache of moving and fixing the place up they want additional equity for their labor and time in addition to the raw materials costs to fix the place up.This key piece of information is generally lost on the sellers.I would get 2 or more additional estimates of the 6,200 to see if someone can do the same scope of work for a better price.

I first thought of a regular second property/rental mortgage and the single family home already there (vs. raw land) would facilitate this but then I would be locked in for any subdivision of the lot or new construction until this loan is paid off correct?

18 = 11k lot raw... not sure cost there but say for round numbers civil and survey record plat 4k ... that 15k we pay 30 to 50k per lot to do all W P S U Storm Pavement... so 45 to 65k all in ... then back into home prices I have no clue as to what you sell for or build for but that's easy math.. and maybe you can do the whole underground portion for 15k a lot..
