The velocity of deals being done can make  a difference in market cycles at various points in time.Buying assets with top market rents and high debt could be a bad thing as it saddles you with non-producing with loss or neutral debt load which can hurt ability by more properties.I saw in the last downturn of 2007,2008 where people had a buy anything mentality and the train stopped.

Day one cash flow is probably either very low or neutral but that's not the way to buy property in my mind.. you have to look at IRR and what is it going to be worth at exit in 5 to 7 years.. there is a romanticism with investors especially on this site that think they are buy hold fore ever well properties change hands on average of every 7 to 8 years.. so you need to look a that potential.. granted some that live in the market and decide for better or worse there life mission is to be a hands on landlord for their job..

Mine were cash flow neutral to positive 100 if I was lucky. so you can do the same in most markets.  50k increase in price point in the mid west is Huge move up in most markets.

What they agree on:- they agree the neutral FFR is 2.5%-with neutral FFR like this, US economy still generally strong, including labour market.

As a rental, it really isn't that important what the paint color is (in my experience)...That said, if you're looking to change, I would go with something that is lighter and more neutral.

I have yet to purchase a RE that projected at purchase as cash flow negative (I have purchased some that had very little (virtually neutral) cash flow projections) but if I want to make a purchase in this RE environment it may be required to purchase cash flow negative.

Units in that price range will rent for about $1600-1700/mo - so with 5% down they SHOULD be close to cash flow neutral post move out in 1-3 yrs with some rent bumps.
