I have been burned recently by a local ordinance (Mission Beach STR quota that forced me to shutdown an STR that we have legally operated (paid our ftransit occupancy tax) since 1999) that I am not thrilled about.  

So your mission is to find good deals whatever market you are in.

Last year a couple donated a 4,800 square foot plot in Salem Wisconsin to ALIVE Rescue after adopting a dog from us and wanting to help us further our mission.

We have other units in better areas (Mission Beach (STR), Pt Loma, Clairemont). 

The only ones I've seen have HOAs of $200-300.In Mission Viejo, you can get a 2 bedroom condo for $150-$170k that will rent for $1,400-$1,500/month with HOA dues in the $175-$225/month range.

As for Johnson County you can hit that price point in areas of Shawnee, Lenexa, Merriam, Mission and Olathe.
